Booking & pricing
Q: How far in advance should I book?
A: Please book at least three days before your arrival. For peak seasons and weekends, we recommend booking early to secure your dates.
Q: What is the cancellation policy?
A: Cancellations made 5 or more days before arrival are free of charge. Within 5 days of arrival, a fee of 50–100% of the nightly rate applies.
Q: What's included in the rate?
A: All utilities, high-speed Wi-Fi, and essential amenities are included. No hidden fees.
Q: Are there any extra charges?
A: A surcharge of ¥3,000 per person applies for groups of three or more guests.
Check-in and check-out
Q: What are the check-in and check-out times?
A: Check-in is between 3:00 PM and 9:00 PM. Check-out is by 11:00 AM.
Q: Is late-night check-in possible?
A: Late check-in may be available depending on the time. Please get in touch and we’ll do our best to accommodate you.
Q: How does check-in work?
A: Your host will meet you in person and walk you through the property. Please let us know 30 minutes before you arrive so we can be ready to welcome you.

Facilities and amenities
Q: Is Wi-Fi available?
A: Yes, complimentary high-speed Wi-Fi is included. Simply scan the QR code posted in the room to connect.
Q: Are towels and toiletries provided?
A: Yes. Towels, shampoo, conditioner, and body wash are all provided.
Q: Can I use a washing machine?
A: Yes, both a washing machine and dryer are available for your use.
Q: Is there parking available?
A: Yes, free private parking for up to two vehicles is available on site.
Rules during your stay
Q: Is smoking allowed?
A: Smoking is prohibited inside the building. If you wish to smoke, please do so outside.
Q: Are pets allowed?
A: Currently, we do not allow pets.
Q: Are parties or gatherings allowed?
A: We kindly ask all guests to keep noise to a minimum after 10:00 PM, out of respect for our neighbors.
Q: How do I dispose of the trash?
A: Japan uses a sorted recycling system. Please separate your waste as instructed in the house guide, which explains collection days and categories.
Other services
Q: Are meals provided?
A: Meals are not included, but the fully equipped kitchen is yours to use. We’re happy to point you toward local grocery stores, supermarkets, and our favourite nearby restaurants.
Q: Can you recommend things to do in Uji?
A: Absolutely. We know Uji well and love sharing our favourite spots — from hidden tea houses to lesser-known shrines. Just ask.
Q: Can I temporarily store my luggage?
A: If you would like to store your luggage before check-in or after check-out, please contact the host in advance. This may be possible.

Q: What should I do if something isn't working?
A: Please contact us right away — we’re available 24 hours a day.
